The gap that started this

For years we watched Vietnamese families in Houston and Austin go through the same broken cycle. They would call a big-name brokerage, get assigned a perfectly nice agent who didn’t speak their parents’ language, didn’t know which streets in Bellaire were close to the right Catholic church or the right phở spot, didn’t understand why the in-laws needed a separate kitchen, didn’t know how to read an H-1B timeline against a 30-year mortgage. The transaction would close. The clients would feel like they’d been processed, not represented.

On the other side, we watched first-time buyers — anyone, any background — try to figure out a Texas market that’s moving fast in twelve different directions at once. Houston is not Austin. Sugar Land is not Katy. The downtown Austin condo market is not the Cedar Park family-home market. A boutique brokerage that actually knows a sub-neighborhood is rare. A boutique brokerage that knows it in two languages is rarer still.

We built Core Properties TX to close that gap.

Bilingual is more than translation

“Bilingual” gets used loosely in real estate. We mean something specific. We mean that when your father asks why the seller’s disclosure mentions a “homeowners association” and what that means for his weekend gardening, our agent explains it in Vietnamese, in the same register he’d use with his own father.
